If you’re a landlord by law, your property must be safe for your tenants as outlined in the Gas Safety (Installation and Use) Regulations 1998.

TM Hughes & Son have over 30 years of experience in domestic gas installations. We can inspect your property and issue a valid CP12 certificate.

A Landlords Gas Safety Certificates (CP12) shows prospective tenants, letting agents and insurance companies your property’s safe and legal to let.

  • To let property safely and legally, you must have all gas appliances, flues, pipes, and chimneys checked every 12 months by a qualified gas engineer with authority to issue certificates.
  • Tenants and letting agents will ask for a certificate.
  • Gas safety checks must be undertaken every 12 months

The Legislation

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe.

Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use by a Gas Safe registered engineer .

Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than 7 years or under a licence .

Regardless of whether you are a landlord under GS(IU)R 98 you may be considered a landlord under other related legislation.

Landlords’ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively:residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostelsrooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotelsrented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

The Gas Safety Check

Every gas appliance in your property will be checked thoroughly. Gas appliances include your boiler, fires, ovens, hobs and any other fuel-burning appliance that may be on your property. We’ll check

  • The burn rate
  • The air supply around the appliance
  • Appliance casing
  • Appliance connection to gas supply
  • Appliance safety device

All flues and chimneys are tested to ensure all exhaust gasses are expelled at the correct rate.

All pipe work’s checked along with smoke and carbon monoxide detectors

If Your Property Passes A Certificate’s Issued

The certificate will include

  • Each appliance, with a description and location
  • Each flue/chimney with a description and location
  • Any safety issues with appliances, flues, pipework etc
  • Action is taken to remedy issues
  • The date of inspection
  • The name of landlord or letting agent
  • Address of property inspected
  • The gas engineers name, reg number and signature
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of
    regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998

If The Property Does Not Pass Inspection

If your property fails, the inspection action’s needed so the gas engineer can pass it.

Minor repairs can at times be carried out while the inspection’s taking place. For example, a loose connection can be tightened by the engineer.

More technical repairs will require extra work, which we can quote for. Again it’s prevalent for us to carry out repairs during the inspection. We carry various parts in stock on our vans.

Parts we don’t can be purchased from a local supplier or ordered. We can agree to a later time and date to carry out the repairs so we can pass your property and issue a certificate.

Peace Of Mind Your Certificate Won’t Expire.

We’ll ensure your certificate never expires by contacting you two months beforehand, plenty of time to have an inspection and reissue your CP12 Landlords Certificate.
